Ask for help in Minnesota

Free. A person replies with the options and official help that fit. Messages about a scheduled sale are answered first.

For example: a sale date, what your servicer has told you, or what changed in your income. Please do not include your loan number, Social Security number or bank details.

Free, and there is nothing to buy. A person reads your message and replies by email, or by phone if you leave a number. We never ask for a fee and we do not sell your details. See the privacy policy.

Who to call first, by situation

  • You are current but expect to miss a payment

    Before the first missed payment

Call your servicer and ask what it offers before you fall behind. The Minnesota Homeownership Center connects you with a free Foreclosure Prevention Advisor who can review your budget and options.

  • You are behind but have no notice yet

    This week

Apply to your servicer for loss mitigation and get an advisor to help with the paperwork. The Minnesota Homeownership Center can be reached at 651-659-9336 or 866-462-6466.

    Minn. Stat. § 582.043

  • You got a preforeclosure notice, a notice of sale, or court papers

    Within days

Call the counseling agency named in your notice. Use LawHelpMN, Mortgages, Foreclosures and Contract for Deed to find a legal aid office, and say if you were served with a summons, because it has a deadline. Minnesota Judicial Branch, Foreclosures links to the postponement form.

    Minn. Stat. §§ 580.021, 580.041

  • A sheriff's sale date is set

The day you learn of it

Call legal aid or a licensed attorney, then your servicer and the foreclosing attorney. If you can pay a lawyer, the Minnesota Lawyer Referral Service can connect you with one. Call the sheriff's office in your county to confirm the date.

    Minn. Stat. § 582.043, subd. 6(c)

  • Your servicer is not following the rules

    As soon as it happens

File with Minnesota Department of Commerce, File a Complaint, which oversees mortgage servicers, and with Minnesota Attorney General, File a Complaint. A complaint does not stop the sale, so also ask legal aid about a lawsuit under the dual tracking law.

    Minn. Stat. § 582.043, subd. 7

  • Someone offered to save your home for a fee

Before you sign or pay anything

Minnesota foreclosure consultants cannot take any pay until they have done everything they promised, and you can cancel until midnight of the third business day. Report problems to Minnesota Attorney General, File a Complaint, and have legal aid review any deed before you sign.

    Minn. Stat. §§ 325N.03, 325N.04
