Why it exists
Foreclosure is run by state law, so the answer to “how long do I have?” is different in Texas than in New York. Most of what a homeowner finds online is either written for lawyers or written to sell something. This site puts the rules for each state in plain English, with the statute behind every claim, next to the free official help that already exists.
What you will find here
- A page for every state and D.C.: the foreclosure process step by step, legal deadlines, your right to catch up or redeem, deficiency rules, state programs, and who to call.
- Every way to avoid foreclosure, from repayment plans and loan modifications to short sales and bankruptcy, with who each one fits.
- Guides to your federal rights and to the scams that target homeowners in foreclosure.
- A form to ask a question, answered by a person.
How the information is researched
State pages are built from primary and official sources: the state’s own statutes, court self-help centers, attorneys general, housing finance agencies and legal aid organizations, plus the federal mortgage servicing rules. Each page lists its sources and the date it was last reviewed. Where a rule could not be confirmed from an official source, the page says less rather than guessing.
Laws and programs change, and assistance funds open and close. If you see something out of date, please tell us and we will check it.
What this site is not
- Not a government agency, and not affiliated with HUD, the CFPB, any state, or any court.
- Not your lender or mortgage servicer, and not affiliated with one.
- Not a law firm. Nothing here is legal advice, and writing to us does not make us your lawyer.
- Not a HUD-approved housing counseling agency. We point you to them because their help is free and regulated.
What we will never do
- Charge you a fee, upfront or otherwise.
- Ask for your loan number, Social Security number, bank login or deed.
- Tell you to stop paying your mortgage or to stop talking to your servicer.
- Promise that a foreclosure will be stopped. No honest person can promise that.
