General information, not advice
HowToAvoidForclosure.com publishes general information about foreclosure law and foreclosure prevention in the United States. It is not legal, tax or financial advice, and it is not a substitute for advice from a lawyer licensed in your state, a tax professional, or a HUD-approved housing counselor who has seen your documents. Using this site or sending us a message does not create an attorney-client relationship or any other professional relationship.
Not a government site, lender or counselor
This is a private, independent website. It is not affiliated with, endorsed by or approved by the U.S. Department of Housing and Urban Development, the Consumer Financial Protection Bureau, any federal or state agency, any court, or any mortgage lender or servicer. It is not a HUD-approved housing counseling agency.
Accuracy and dates
We work from official sources and show the date each page was last reviewed, but statutes are amended, court rules change, and assistance programs open and close without notice. The notices you received from your servicer, a trustee or a court control your actual deadlines. If a notice and this site disagree, rely on the notice and get advice quickly. We make no warranty that the information is complete, current or right for your situation, and to the extent the law allows we are not liable for decisions made in reliance on it.
No fees and no guarantees
We do not charge homeowners for anything. We do not negotiate with your lender, and we cannot promise that any foreclosure will be stopped, postponed or modified. You can stop communicating with us at any time. Only your mortgage servicer can approve a change to your loan, and you should keep making payments and keep talking to your servicer unless a lawyer or HUD-approved counselor advises otherwise.
Links to other sites
We link to government agencies, courts and nonprofit organizations so you can go to the source. We do not control those sites and are not responsible for their content or availability.
