Free foreclosure help in Illinois
Illinois homeowners can get free foreclosure help from housing counselors, legal aid, the Attorney General's helpline and, in some counties, a court mediation program. Because every Illinois foreclosure is a court case with a 30-day deadline to respond, the most important call is the one you make right after you are served. None of the organizations below charges an upfront fee to save your home.

Illinois Homeowner Assistance Fund (ILHAF), Illinois Housing Development Authority
ILHAF is closed. The State of Illinois reports that the program began taking applications on April 11, 2022 and closed on October 31, 2023. The U.S. Treasury also says the period for all HAF awards ended on September 30, 2026. The Illinois Housing Development Authority (IHDA) still points homeowners to free foreclosure prevention counseling on its Saving My Home page. Separately, the Illinois Department of Revenue describes the Senior Citizens Real Estate Tax Deferral Program, which lets qualifying homeowners age 65 and older put off property taxes on their main home; the deferred taxes become a lien and must be repaid with interest. You apply through your county treasurer's office. We did not find any state emergency mortgage payment program that is open today.
Common questions in Illinois
Is there a foreclosure helpline in Illinois?
Yes. The Illinois Attorney General's Homeowner Helpline is 866-544-7151. The Attorney General's office cannot act as your personal lawyer, but the helpline can explain your options and take reports about predatory mortgage lenders. Cook County homeowners who have been served can also call the court's mediation program helpline at (855) 452-2637.
Where can I get a free foreclosure lawyer in Illinois?
Start with Illinois Legal Aid Online, which screens you by problem, location and income and connects you to an online application where free help is available. In Cook County, Cook County Legal Aid for Housing and Debt offers free legal help with foreclosure regardless of income. If you do not qualify for free help, the Illinois State Bar Association's referral service offers a 30-minute consultation for no more than $25.
Is the Illinois Homeowner Assistance Fund still open?
No. The State of Illinois reports that ILHAF took applications from April 11, 2022 and closed on October 31, 2023, and the federal program behind it ended on September 30, 2026. The Illinois Housing Development Authority still points homeowners to free foreclosure prevention counseling.
Who regulates mortgage servicers in Illinois?
The Illinois Department of Financial and Professional Regulation takes complaints about mortgage companies, mortgage loan originators and state banks through its Division of Banking complaint page. Complaint inquiries can be made at 217-785-2900. It investigates companies and services it regulates, so a complaint about a national bank may be sent elsewhere.
